What is HVAC Maintenance?

To get the most out of your heating, ventilation, and air conditioning system (HVAC), periodic inspection is necessary. HVAC maintenance is a preventative measure taken to prolong equipment life and reduce repair incidences.

Additionally, regular HVAC maintenance helps regulate your home’s air temperature, air quality, and humidity levels, saving you time, money, and worry.

How Often Should Your HVAC System Be Inspected?

A system that is serviced regularly works more efficiently – see more benefits here. We recommend that systems are serviced at least twice a year before peak usage seasons, such as fall and spring. However, this can depend on your system and where you live.

With your HVAC technician, you can choose the time frame that is best for you and learn which steps you can take yourself.

What Is On An HVAC Maintenance Checklist?

The type of maintenance needed varies depending on the age of the system, condition, size, usage, and environment. Still, there is a lot of overlap on what you would find on an HVAC maintenance checklist, including cleaning, replacing, and lubricating different parts of the system.

  • Inspect equipment for wear and tear and check the condition of electrical connections, wires, and controls.
  • Inspect your ducts for mold or debris.
  • Check for any leaks around the system.

  • Clean the outdoor condenser and evaporator coils, motors, heat exchanger, and exterior.
  • Clean and inspect refrigerant lines and levels.
  • Remove any debris from the outdoor unit – keep 2 feet of clearance.
  • Clear clogs and clean drain lines.

  • Replace air filters regularly.
  • Replace any worn pulleys and belts.

  • Lubricate motor bearings and any moving parts.

Why Get Your HVAC Maintenance Regularly?

Regular HVAC maintenance reduces the likelihood of future problems. Since it will be operating at peak efficiency, it lowers energy bills and improves air quality.
